Cooper Commons and Sun Groves in Chandler - Clear drop in available properties in those communities

I took a client around some communities in South Chandler that I am very familar with.  It had been some time since I have driven through these areas so I found the changes interesting. 

Basically, here is what I saw:

For Cooper Commons, there was a time when there were as many as 78-80 properties available on the open market (a year ago).  Today, there were 36 available properties with 14 more under contract.  For Sun Groves, there were 40 available properties with 14 more under contract. 

I find this a fascinating change.  As a result, I reviewed some other overall sales numbers for Chandler and other cities to see if some broader change was underfoot.  I am still researching as the top-level numbers such as total homes for sale and the percentage under contract haven't really changed. 

There is clearly good buyer activity in the South Chandler area and they are scooping up the strong values there.  Part of this might be that properties in these two communities hover below $400,000 which is the cutoff we see in pricing and buyer activity in the overall Valley market.  So, basically, absorption has been consistent. 

I will post more on this if I come across anything else that might explain it other than there being a stronger resurgence of activity here.
