A Sense of Urgency

A common challenge in real estate is hitting the Close of Escrow date on time.  This is always a question as to whether everything will go well or if the date will get pushed.  I always try to schedule COE dates for a Tuesday, Wednesday, or Thursday so that there is a buffer in case close of escrow is late.

There are two key parts to this.  One key part of hitting the date is to have a sense of urgency.  But it can't be just me that has this.  The title company and lender have to have it as well.  That goes for the mortgage broker also.  If one party doesn't and especially, if it is the lender or broker, then the date won't get hit and buyers and sellers will be disappointed.

The second part is that there has to be a focus and commitment on getting the job done.  I had a closing scheduled for today.  Due to a miscommunication, a last minute form was required.  There was time in the day to get this done but instead of doing what it took to make sure everything came together, the focus was more on leaving early for the holiday and the opportunity was lost.  The date has moved to Monday. 

I feel the impact firsthand as I have to tell my sellers that we didn't close today.  People have plans.  I know firsthand what this means as I have moved two times in the last couple of years.  The buyers feel it too as their potential plans to move in over the long weekend are shot as well. 

A sense of urgency and commitment to the parties involved.  We should have gotten this done today.  That is what we get paid to do.  The buyers and sellers deserve it.
