Sun Lakes - Today
Sun Lakes, located south of Chandler in the East Valley, is a wonderful active adult retirement community that has blossomed since its inception in 1972. Sun Lakes is located south and west of Chandler. Sun Lakes borders Indian reservation land on its south and western edges.
Sun Lakes is centered along Riggs Road and is home to more than 15,000 residents. Sun Lakes is a fantastic second home for many active retirees who live in Sun Lakes through the winter and spring to take advantage of Arizona’s optimum weather while avoiding cooler climates elsewhere.
There is a strong sense of community in Sun Lakes as Sun Lakes has a sense of that smaller town charm and closeness. Through several clubhouses located in the Sun Lakes area, Sun Lakes offers many activities to residents including golfing (several 18-hole golf courses to choose from), social events, swimming, dancing, and crafts to name a few. In addition, sidewalks and bike lanes allow residents to take long walks and road bicycle.
Sun Lakes more recently built its new library, the Ed Robson Branch Library, on Riggs Road just north of Dobson Road.
Sun Lakes – A History
Sun Lakes was officially established by Edward J. Robson of Robson Communities in 1972. Similar to Sun City, the plan was to create a retirement community with great golfing and outdoor activities such as swimming and tennis, and clubhouse amenities to keep retirees active and engaged with one another.
Since then, Sun Lakes has steadily grown and encompasses residents who call Sun Lakes home year-round as well as partia year-round. Sun Lakes’ reputation has also grown over the years and has been cited as one of the best retirement communities in America.

Sun Lakes is a 55 and older community with its residents coming from all parts of the country and so the requirements for residences for its residents varies greatly.
Sun Lakes homes vary from condos to manufactured housing to single-family homes. Each community has its own unique personality and appeal. At the same time, there are five clubhouses and other centers are open to all residents. In a sense, there is a home and community for every need. Homes range in age as well from the original houses built at its inception in 1972 to newer homes built just in the last few years.
The town has grown slowly since its inception. However, whereas Sun Lakes was more isolated a decade ago, Chandler has now grown up on around Sun Lakes on its northern and eastern borders. As a result, Sun Lakes real estate has benefited by the influx of new shopping and restaurants more recently built inChandler.
Many properties such as the manufactured housing (affixed as real property) will require buyers to contribute to the community’s capital reserve. Sellers receive their capital infusion upon sale of their property.
For being on the outskirts of the Phoenix area, Sun Lakes has excellent I-10 freeway access so that Phoenix is only 20 minutes away.
Real estate in Sun Lakes is both seasonal and cyclical and trends with the inflows and outflows of its residents as the seasons change.
