Sun City West is located approximately two miles west of Sun City, west of Phoenix and Peoria, adjacent to Surprise.
Based on Sun City's success, Sun City West was looked at as the next extension and evolution of retirement living begun in 1978. As such, Sun City West offers a broad array of amenities, activities, and golfing for residents with seven golf courses throughout the community. Sun City West also boasts four recreation centers, four fitness centers, tennis courts, bowling, and entertainment venues.
Sun City West, like Sun City, is considered an ‘active-adult retirement community.’ This means that Sun City West offers many of activities, amenities, and options for living. Homes range in composition and value allowing potential residents to find a home that works best for their needs and income levels.
Sun City West has approximately 27,000 residents according to the 2000 Census with more residents now anticipated to call the community home. Its size is quite impressive given its younger origins.
Sun City West homes are dedicated to potential residents who are 55 and older. As such, there are strict ordinances in place to maintain the city’s composition of largely retirees only.
Sun City West – A History
Sun City West was started in 1978. Like Sun City, Del Webb Corporation had a vision for a community for retirees to enjoy a healthy, active retirement.
Sun City West carried on what Sun City pioneered - a community designed for retirees with a rich complement of amenities, activities, and venues in addition to housing. By the time of its inception, it was clear that Del Webb Corporation had succeeded in creating a new concept for how retirees chose to live.
Like its predecessor, Sun City West probably represents one of the most successful real estate projects in the entire Valley. Going from a largely open desert to a thriving, established and respected community of over 27,000 residents in just over 30 years is an incredible accomplishment.

Sun City West real estate does tend to run outside somewhat of the normal Phoenix real estate market. This is largely due to the retiree composition and nature of the community. Sun City West homes cannot be purchased if the potential resident doesn’t meet specific age ordinances.
As compared to Sun City which had its origins much earlier, Sun City West homes were all built after 1978. So, homes tend to reflect newer styles and construction types.
