Market Graphs & Analysis for the Phoenix Area

The following Phoenix area real estate housing graphs are provided courtesy of The Cromford Report

These are the finest graphical representations and analysis of the dynamics playing in the Valley's housing market.  It is this for this reason that Lorti Homes Arizona subscribes to The Cromford Report.  

Analysis is broken into several areas for your review.  Additional commentary is provided to help you understand what some of the graphs may mean and perspectives on any developing trends.    

"Active" Properties

  • Active properties represents current available inventory across the Phoenix area.  This is based on residential properties for sale.  It does not include land, rentals, and commercial property. 


"Pending" Properties

  • Pending properties represent properties on the market that are marked "Pending" in ARMLS and are properties actually under contract.  This does not include Active With Contingency properties (AWC) though properties designated this status in ARMLS do represent homes under contract.  As a rule of thumb, AWC properties will be approximately a 15-20% increase to the Pending numbers so that homes "Under contract" would equal "Pending" and "AWC" properties.


"Sold" Properties

  • Sold properties represent properties sold across the Phoenix area. 

 

Median Sales Price

  • Median sales price trends for properties sold acros the Phoenix real estate market.
