Analysis is broken into several areas for your review.  Additional commentary is provided to help you understand what some of the graphs may mean and perspectives on any developing trends.

"Active" or Available Properties 

Active properties represents current available inventory across the Phoenix area.  This is based on residential properties for sale.  It does not include land, rentals, and commercial property.

"Pending" or Properties Under Contract

Pending properties represent homes on the market that are actually under contract for purchase.  Does not include Active With Contingency homes (AWC).  These properties do represent homes under contract and add approximately a 10-15% increase to the Pending numbers.

"Closed" or Sold Properties  

"Closed" properties are properties that have actually sold across the Phoenix Metropolitan Area including parts of Pinal County.
