Nestled away largely in Phoenix's downtown areas are various historic communities.  Kenilworth is one of these historic Phoenix communities which offers residents that charm and craftsman type appeal blended with the amenities of today, all nestled in the heart of modern Phoenix.

Homes in this area were largely built from 1918 to around 1930 though a few new homes (one as recent as 2007) may be found here.  Homes exude that old-style construction with an eclectic feel for most.  Phoenix real estate around the area varies widely while the historic areas like these tend to command a premium for the obvious reasons.  Many of these neighborhoods are very appealing in the way they harken back to a seemingly calmer and friendly time and buyers place added emphasis to capture exactly that when looking at these homes.   

As the community evolves, many homes will have been completely renovated while others present opportunities for buyers to bring these wonderful homes back to pristine condition.    

Because of the age and historic circumstances of these homes, a home buyer should have specialized home inspections and other more detailed inspections to identify and address any issues that can be present with a historic home.  In addition, make sure to take a remodeling contractor in order to understand what the cost would be to renovate one of these properties.  Preservation of original architectural elements and touches is always a consideration and your contractor should be knowledgeable and experienced with historic home renovation if possible. 

Here's another tip for buyers and sellers: For buyers, ask the current owners about the history of the property and what they know.  Many of these homes are quite special and likely have a wonderful story to tell that goes back almost 90 years!  For sellers, detail the history of the home for prospective buyers when selling as you will want to sell them on the charm and lineage of your property.  Make a nice handout or framed picture for buyers to captivate buyers when they come in to see the home.
