Peoria is located northwest of Phoenix in between parts of Glendale and Sun City. The community is home to 142,000 residents and is the ninth largest in Arizona based on population.
Like many other Valley cities, Peoria's history is deep-rooted in the farming days of the late 1800s when the Arizona Canal was created. Much more recently, Peoria has seen extensive growth in the past decade with housing, retail, and commercial development. Because of Peoria's appealing location on the west side of the Valley and its attractive terrain, Peoria has become a respected destination for Valley residents.
Lake Pleasant, a popular lake for outdoor recreaction, is located in Peoria. As well, Peoria is home to several Major League Baseball teams during the off-season.
Peoria continues to evolve and with economic development being a priority. Peoria is an attractive community and its future appears bright in the Valley.
Peoria, Arizona - A History
Like many of the core cities of the Valley of the Sun, Peoria's history dates back to the 1880s. In 1885, the Arizona Canal was completed in the area of Peoria which brought water to the area for irrigation. William J. Murphy. a former Union army officer and head of the Arizona Canal Company's canal project traveled east to convince people of the appeal of this new area. He was successful. As a result, four families from Peoria, Illinois purchased over 5,000 acres of land and made their way west to settle in this part of Arizona.
The first post office was established in 1889, a common recognition of the area's founding and growing size and importance.
A railroad spur line - Santa, Prescott and Phoenix Railroad - worked to bring supplies and new residents to the Peoria area. Various periods would see additional growth of Peoria including a post-World War II boom. Luke Air Force's presence certainly contributed to Peoria's growth. It was around this time that air conditioning was invented. By this time, Peoria had become a suburb of Phoenix. However, given the areas growth and future needs, Peoria residents realized they would need to take a new direction for the city's future.
Peoria was incorporated in 1954 on one square mile of land though today, Peoria is the fourth largest Arizona city in terms of land mass with nearly 180 square miles.

Peoria real estate is generally more affordable than nearby Glendale but higher than that of Surprise. As with any property, location plays an important role and this certainly is a factor for Peoria.
Peoria has seen extensive build-out over the past decade. As a result, Peoria offers an extensive range of housing options for residents with many of these being built after 2000. Peoria's terrain in some areas is an added bonus for residents who desire to be live closer to the lush mountainous desert that Arizona is famous for.
Peoria also has several master planned community concepts within its borders including Vistancia and Sonoran Mountain Ranch. and Trilogy at Vistancia.
Peoria is home to several Major League Baseball training teams and facilities. It's proximity to Glendale and the Arizona Cardinals Stadium as well as hockey and Westgate give Peoria residents additional entertainment venues to enjoy and have a positive impact on valuations there.
