Paradise Valley - Today

The Town of Paradise Valley is located adjacent to Scottsdale and Phoenix between the Phoenix Mountain Preserve to the West and Camelback Mountain to the South.  The town is distinctly different and not to be confused with Paradise Valley which is a “village” of Phoenix.  Though there are many venues that share the name of Paradise Valley, many of these should not be confused with the Town of Paradise Valley proper.  Paradise Valley was incorporated in 1961.  Since its inception, Paradise Valley has been viewed as a premier, upscale community home to the more affluent and discerning lifestyle. 

Paradise Valley is a small town in terms of residents.  According to the 2005 Census, Paradise Valley had 13,816 residents.  As with most other cities, it is likely that the 2010 Census will show modest growth in the number of residents in Paradise Valley despite its finite size (16.5 square miles) and exclusivity.  Paradise Valley is host to top-tier golf resorts, country clubs, and host to a lifestyle consistent with the wealthiest Valley residents.  There are no less than twelve luxury resorts there. 

Residents of Paradise Valley attend Scottsdale Unified School District and local private schools.  Paradise Valley School District is part of Phoenix and is separate from the Town of Paradise Valley.

Paradise Valley, Arizona – A History

There is an old story from 1899 that the Manager fo the old Rio Verde Canal Company, Frank Conkey, saw the area and said "When the promoters of this Rio Verde canal project first saw this broad level valley in the early spring covered with flowers and the palo verdes in full blossom, they all said, 'this is Paradise Valley.'" 

From its inception much later, developers envisioned a community unlike any other taking advantage of the lush desert foliage and attractive mountain of the Phoenix Mountain Preserve and Camelback Mountain.

Paradise Valley Real Estate

Paradise Valley real estate is simply one of the most sought after of the Valley.  Paradise Valley homes and neighborhoods represent some of the most spectacular and expensive homes in the entire Phoenix area with a median and average sales price over $1M. 

Some of the many considerations for a Paradise Valley home is its location within the community, the nature of its mountain views, the size of the land its on and the specific nuances of terrain, and of course, the quality and history of the home itself.  Homes in Paradise Valley are largely fully custom in design ranging in styles from Old World European, Contemporary, Mid-Century Modern, Santa Fe or Pueblo Modern, and Spanish Eclectic among others.  Features may include artisan-grade design touches throughout the homes, chef-grade kitchens, separate guest quarters or bungalows, expansive pools and fountains, broad greens, and an attention to detail that is unparalleled.  Many homes in Paradise Valley easily surpass 5,000 in square feet and some to nearly 20,000 square feet in size.   As a result of all of this, no Paradise Valley home is identical to another. 

It is very common to see renovation projects underway as new and existing homeowners remodel their homes.  In fact, some homes are nearly entirely redone as the location and land command a premium. 

Zoning for Paradise Valley has some of the strictest guidelines in the Valley.  First, most properties in Paradise Valley sit on a 1 acre lot.  This gives the substantial distance between the homes as well as flexibility for styles, sizes, and the designs of homes.  Special Use Permitting is required for any intended land use other than residential with public hearings required.  Visitors to the area will take notice of the absence of the strip centers and concentration of retail that one sees in other parts of the Valley.  Paradise Valley was designed as a community of upscale homes.  It has largely succeeded in staying that way.   Multiple housing units are generally not zoned for use in Paradise Valley and no units that share a common wall are generally allowed as well. 

For Buyers, potential residents must be alert to the fact that Paradise valley is not a full-service town with the range of common city services.  Residents must use a private water company as well as a private solid waste removal service.  Home inspections and inquiries need to be thorough and exhaustive based on the buyer’s intent with a property.  As such, Buyers should be prepared to incur greater due diligence costs than the typical home in the Valley. 

For Sellers, Paradise Valley homes are often very unique to the owners that own them. So, it’s imperative to understand the prospective Buyer and how to potentially market to them when selling.  Because of the value of homes in Paradise Valley, homes will be on the market longer.  However, intelligent marketing and positioning both in terms of the home itself and competitively along with more targeted advertising can make the difference in selling.  Like the Buyer performing extensive due diligence, the Seller will need to do the same for any prospective Buyer in understanding their capability to purchase.
