Maricopa – Today
The City of Maricopa is located approximately 30 miles southof Phoenix in Pinal County. The city is nestled with the Ak-Chin Indian Reservation to the southwest, the Gila River Indian Reservation to the north, and the city of Casa Grande to the southeast. The town’s core development resides along highway 347. Maricopa has approximately 34,000 residents, which is two times the population in 2005.
Maricopa experienced rapid growth with the rise in the real estate market several years ago driven by investors and buyers looking for inexpensive housing. Unlike other areas that experienced rapid growth in housing, Maricopa’s residential development kept an eye on providing neighborhoods with expansive greenbelts, sidewalks, and parks.
Today, Maricopa is slowly expanding its commercial retail development to meet the needs of its residents. Maricopa is a wonderful city to live in as it still has that smaller town feel and very affordable housing options.
Maricopa – A History
Maricopa has had three different names (and locations) inits history. Its first name, Maricopa Wells, had its origins tied to a series of watering holes located to the north eight miles away. Its second name, Maricopaville, originated in the latter 1880s when the Southern Pacific Railroad was working on a railway line connecting the area to greater Phoenix. The town built a train station to support an influx of craftsmen, laborers, opportunity-seekers, and the like came to the area to work on the railroad. Maricopaville was located just three miles from present-day Maricopa.
A change in the railway line’s route had a huge impact on Maricopaville, which saw its influence and activity decline. The railway line was rerouted three miles away and would become a key railway junction in 1887 for travelers heading to Phoenix or parts east and west. This location is where the City of Maricopa resides today.
Only until the last decade has Maricopa experienced significant growth from those early origins. Its population has increased tremendously and its commercial sector is quickly being developed to catch up. As part of the evolving story that is Maricopa and its expectations for further growth, the City of Maricopa officially incorporated on October 15, 2003.

Housing built up around highway 347 at this time. The communities are large and vary in what they offer. Large greenbelts,parks, and even activity centers in some neighborhoods have been a welcome aspect of the area and make the communities feel more pleasant and the residents more involved.
The market downturn has hit Maricopa hard and the stream of short sales and foreclosures has reduced pricing substantially. However, this can present opportunities for buyers as housing prices are very low compared to previous levels.
