When performing reviews of what a home might be worth here in the Phoenix area, whether it be a Chandler home, Ahwatukee home, or Scottsdale home for that matter, we like to use tools that help us better understand what the potential positive and negative features of that property might be. As such, we like to use the following tools to aid in our analysis in addition to review of comparable properties in an area.

By clicking on the link above to Search MLS, you can access a very advanced and sophisticated tool for searching for homes in the Phoenix area. You can even see aerial views of homes using this tool.

Phoenix Real Estate & Google Earth
We also use advanced tools like Google Earth to assess what the prospective value of a property might be whether working with a potential Seller or Buyer. This allows us to understand what is around the property such as commercial or industrial areas, retail stores, canals, hazards such as power lines, and any potential Buyer Resistance Issues that may exist for the property.

What we see when using Google Earth!

A bird's eye view. It gives an idea as to the layout of the home on the lot, where the pool is positioned, how homes around it are positioned, and if there are commerciall or industrial or retail areas around. You can also zoom in or out.

Phoenix Real Estate & Google Streetview
Google Streetview is another fantastic tool that can give you a shot of the front of a home as well as let you see and peruse what is across the street and even in the neighborhood. Though not all home images are available, Google Streetview allows us to see what's around a property that may impact its value.

Here's the neighbor's house across the street. How do they compare in condition and quality?

Here's an image from down the corner. I can check to see what other homes look like, watch for commercial or industrial areas, or other factors that might be important to consider for the property.
These are all great tools and we use them actively. Given the importance of selling or buying a home, your Realtor should use all the tools at their disposal.
