Glendale, Arizona - Today

Glendale is located on the west and northwest side of Phoenix.  Glendale borders Peoria and Sun City to the west and northwest.  It is a large, established city with approximately 250,000 residents.  Much industry is located in the southern half with a strong concentration of housing and communities in the more northern half.  Arrowhead Towne Center mall, located at Bell Road and the 101 freeway, is a favorite destination for residents.     

Glendale is host to the Arizona Cardinals (University of Phoenix Stadium) as well as the Phoenix Coyotes (Jobing.com Arena).  Development around these two stadiums has been expanding rapidly as the recent Super Bowl in Glendale proved out the economic potential of the area and the current gaps the city has for any next major event in the area.  As a result, this growth will positively impact surrounding areas and the appeal of nearby communities as the stadiums become a hub of activity in the area. 

Arizona State University, serving nearly 9,000 students, has its impressive West campus located in Glendale.  Lesser known about Glendale is that Thunderbird - The Global School of Management is located there.  The school is ranked #1 in the world for its international business management program by U.S. News & World Report and other publications including the Financial Times. 

Glendale, Arizona - A History

Glendale's foundations began to form back in the 1880s when three builders teamed up on the Arizona Canal Company project that would bring water to the area.  Glendale was barren desert land at that point and the arrival of a steady water source would be key to the city's origins.  One settler, William H. Bartlett, homesteaded approximately 640 acres of land that would become a fruit farm located in what would become central Glendale.  In 1888, Grand Avenue, which runs diagonal, was constructed.  Over this time, trade was developing and the number of residents growing.  The city's official birthday is considered February 27, 1892 signifying the first major residential development that took place in the city.

As time passed on, the city's growth dictated the needs for more established infrastructure to support industry and residents.  World War I would create high demand for cotton and other foodstuffs that would be an engine of growth for Glendale.  Luke Air Force Base would be established which further fueled demand for key infrastructure in the city.  Schools, roads, and trade continued to expand. 

In the 1990s, Arrowhead Towne Center was built.  Arizona State University's West campus was constructed.  Later, the Loop 101 freeway was completed allowing for easier transportation across Glendale on the west side of the city.  Since that time, Glendale has became home to the Arizona Cardinals and Phoenix Coyotes.  The full impact of these two stadium projects has yet to be realized but is likely to be an engine for economic development in the western part of the city.

Glendale Real Estate

Glendale generally commands a premium on real estate as compared to neighboring cities such as Phoenix, Peoria, Avondale and others.  This is due to a combination of factors including overall proximity to other Valley cities, established infrastructure and industry, prominent retail offerings, and the appeal of certain communities. 

The community of Arrowhead Ranch in the North/Northwest part of the city is a very popular area for housing.  Homes here are newer in construction than many other parts of Glendale and the planned, concentration of communities gives the area a feel of being more detached from industrial and commercial areas. 

New home activity in Glendale is limited given the city's long history and development.  Periodic infill projects have been more prevalent in recent years though activity around the University of Phoenix Stadium will continue to contribute to single-family, condominium and townhome, apartment, commercial and retail growth.
