Gilbert, Arizona - Today

Gilbert is a town located east of Tempe and Chandler in the East Valley.  Queen Creek borders Gilbert to the east and southeast.  Gilbert is very similar to Chandler in terms of recent development, infrastructure, and overall living.  Its population currently numbers approximately 191,000 which is almost double the population in 2000.  This is due to rapid development of open space areas for new residents as well as some incorporating of county areas into the town of Gilbert.  As a result of this growth, Gilbert was designated the fastest growing city in the country between 1990-2000.

In the latter 1990s, Gilbert saw tremendous growth in new homes and residents.  More recently, new home construction has slowed but commercial and retail development has been rapid.    The new outdoor mall, San Tan Village, opened in 2007 as well as the new 202 SanTan Motorplex.  Gilbert Mercy Medical Hospital also opened in 2007.  Retail shopping centers continue to expand further to south Gilbert catching up with many newer communities that exist there.  

Gilbert, Arizona - A History

Gilbert was originally the site for a railway siding for Arizona Eastern Railway.  The town developed around that railway siding.  William Gilbert was the original owner of the land that the siding site was located on and it is he that the town is named for.  The town was largely agriculture based and even earned the title of "Hay Capital of the World" by the National Hay AssociationIn 1920, the town of Gilbert was officially incorporated and still remains a town to this day despite its size.  In fact, it is reported to be the largest "town" in the country given its population.

The year 1971 proved one of tremendous foresight by Gilbert's leaders.  In that year, the town of Gilbert approved an annexation of 53 square miles of county land that would largely define Gilbert's boundaries today.  Given that Gilbert only had 1,971 (1% of today's population) residents back then makes the significance of this decision all the more impressive.

Gilbert Real Estate

Gilbert is located east of Chandler and bordered by US60 to the north, Queen Creek and Higley to the east and southeast.  heading south to Hunt Highway.  There are still some small pockets of county land areas within the city but many have been successfully annexed. 

Home prices are comparable to Chandler home values but with a marginal discount.  Location is always critical and so the further east or south one goes in Gilbert, the less expensive home prices are.  As well, much of the housing growth that Gilbert has experienced in recent years has been focused in the southern portion of the town.  Gilbert shares its school system with neighboring communities as part of a joint districting plan. 

Gilbert, like Chandler, still has visible elements of a smaller town feel and heritage.  Gilbert is a great place to live with affordable housing, nice communities, and expanding retail developments and is quickly maturing as a bright spot in the Valley.
