Fountain Hills – Today

Fountain Hills is a premier community located east/northeast of Scottsdale.  Fountain Hills is another example of the diversity of terrain across the Valley.  Like its name, the town is founded on rolling hills and beautiful natural desert scenery.  The town has over 24,000 residents (with a projected build-out of 35,000) and unlike other Valley cities, really grew out of a master community concept engineered in the 1960s. 

Fountain Hills boasts the World’s Tallest fountain!  At over 550 feet high, the fountain’s spray is a sight to behold and one you won’t forget.  It is reported that the fountain can actually go much higher than this if need be.
 
The towns’s growth focus is on preparing for an expected increase in new residents over the coming years, preserving the area’s natural desert landscapes, and improving the quality of life in the area. 

Fountain Hills – A History

Like many other parts of the Valley, the area that encompasses Fountain Hills today and surrounding areas was once inhabited by the Hohokam Native Americans.  This industrious tribal peoples left their mark in terms of the canal systems that proliferate the Valley, as well as many wonderful artifacts.  When the Hohokams disappeared, other tribes would occasionally inhabit parts of the area, including the Yavapai. 

The Yavapai tribe would eventually come to have a prominent role in the area.  However, due to ignorance and unfortunate conflicts so characteristic of the period, the Yavapai were forcibly removed from their homes there and wouldn’t return to the area until decades later when President Roosevelt granted the Yavapai land that would form the Yavapai nation. 

In 1865, Fort McDowell was founded near Fountain Hills as a forward response to quell aggressive Native American bands venturing into the area.  Until that time, the area was largely uninhabited by white settlers and others coming from the eastern part of the U.S. 

In the 1900s, the land that makes up Fountain Hills today was part of the P-bar Ranch.  In the 1960s, developers saw something in the unique terrain of the area and an opportunity to create a new village on the outskirts of Scottsdale and neighboring Phoenix.  The P-bar Ranch’s owner eventually sold 4,500 acres to the McCulloch Properties in 1968.  Combined with other purchases, McCulloch Properties would eventually acquire approximately 12,000 acres for development of the area.  

As building began, the Fountain Hills fountain was also erected and its inaugural operation marked the town’s official founding on December 15, 1970.  Actual residential development started shortly thereafter.  

Fountain Hills incorporated relatively recently on December 5, 1989.  As mentioned above, Fountain Hills really arose from a master planned concept with expanded shopping and infrastructure.

Fountain Hills Real Estate

Housing in Fountain Hills  runs at a clear premium to other cities in the Valley.  Fountain Hills lacks a significant industry base and in some sense, real estate is Fountain Hills’ biggest industry there.  This is due to its more remote location and the nature of the community being more an affluent retirement destination for many. 

There is an extensive variety of homes and properties.  Custom homes are prolific and the median sale price of homes there is approximately $500,000.  Views certainly add to the value of a property as well as lot size the property sits upon.  Depending on a home being tract design, semi-custom, or custom and associated square footage and amenities, single family homes can start from the hundreds of thousands and move easily into the millions of dollars.   

Potential residents need to contemplate how Fountain Hills’ lifestyle matches currently with their own as commuting, shopping, and other infrastructure access may make living in Fountain Hills challenging or perfect!  For outdoor enthusiasts, Fountain Hills offers hiking, running, bicycling, golf, and boating nearby.
