Chandler, Arizona - Today
Chandler is a bright spot in the Valley and is located southeast of Phoenix, adjacent to Tempe to the west, Mesa to the north, and Gilbert to the east. Its focused attention on economic development over the last two decades has culminated in Chandler’s economic vibrancy and made it a favorite East Valley city to live. As such, Chandler real estate and more specifically, Chandler homes have seen significant appreciation over the last decade.
The city is host to numerous top employers such as Intel, Microchip, Orbital Science, Charles Schwab, and Wells Fargo which contribute to its residents having one of the highest income per capita levels across the entire Valley. Chandler, Arizona – A History
The city of Chandler was founded in 1912 and incorporated in 1920. For those already familiar with the area, imagine the remoteness and rural nature of the city way back then! It is named after Dr. Alexander John Chandler, a veterinary surgeon who purchased 18,000 acres of farmland that would later become the town of Chandler.
The city was built on agriculture with cotton, grain, and alfalfa were primary crops. This tradition is not gone and you still see segments of land still being cultivated in the city. Farmers also raised cattle and sheep. Dairies were still very prevalent in recent years though only a handful remain now. Sheep can be seen from time to time grazing in fields which makes it a joy for children to see when driving by. Oostriches were once raised in Chandler as their feathers attracted good prices for ladies’ hats. So, it should be no surprise that Chandler annually hosts its famed Ostrich Festival, harkening back to days when ostriches were bred here for economic gain.
More recently in the past ten years, Chandler has seen extensive growth and development due to its planning and city efforts bearing fruit. As a result, Chandler has nearly tripled its population since 1990 to approximately 250,000 residents today.

Chandler is a wonderful place to live! Chandler real estate and homes are very reasonable compared to other areas while Chandler's quality of life is high. Chandler boasts its location near other Valley cities with excellent freeway access, Chandler Fashion Center, great employers, and a wide assortment of public events to entertain everyone.
A rule of thumb for Chandler home valuations and real estate pricing is that properties generally run lower per square foot than neighboring Tempe and slightly higher than Gilbert. Tempe is a very mature city with older homes, large trees, and established infrastructure and culture while Chandler is still growing and evolving into a gem in the East Valley. Location is always important in real estate and so it is no surprise that the areas closer to freeways, other Valley cities, and employers obtain higher values.
