The Town of Carefree is a gorgeous community located just East/Northeast of Cave Creek and due north of Scottsdale in the distant outskirts of the Valley. The Tonto National Forest is located to the north. Nestled in the Desert Foothills and blessed with lush desert terrain, Carefree is a vibrant, close-knit community that welcomes its visitors. Indeed, resorts in the town offer tourists a mix of peace and serenity with spirited entertainment and dining and cultural diversion.Carefree shares a passion of southwestern and eclectic art with its neighbor Cave Creek though the two towns are also very different from one another. Cave Creek’s history goes way back to the Old West while Carefree’s beginnings started with a vision in the 1950s.
Carefree is home to about 3,700 residents. Interestingly, Carefree has more restaurants per capita than any other city in the Phoenix Metropolitan area. Art galleries, outdoor events, music, and concerts abound in Carefree. Carefree is also home to the 3rd largest sundial in the Western Hemisphere. The sundial measures 90 feet in diameter and is located at Sundial Circle Plaza. As you can imagine, the sundial itself is worth visiting Carefree for!
Carefree – A History
Carefree’s official roots started with a vision in the 1950s. It was then that K.T. Palmer and Tom Darlington laid out the plans for a master planned community that would later become the Town of Carefree. Land was purchased in 1955 and actual homebuilding began three years later in 1958.
Carefree’s founders wanted to create a community that had a sense of an easy pace and pleasant lifestyle but that also paid homage to the Old West and desert history of the broader area and Cave Creek. This is evident in the street signs alone throughout Carefree. Watch for Lazy Lane, or Lazy Burro Road, Slumber Street, Mule Train Road, Sidewinder Road and more.
Hundreds of years before this, the Hohokam and later the Yavapai tribes called the area home. Their influence is evident in the many artifacts and ruins found from their time in the area.

Carefree homes and real estate range in composition and value. The community tends to be an affluent one with average home prices being some of the highest in the Valley. Clearly, lots that favor mountain views or mountainous terrain run at a higher premium. In addition, real estate can be seasonal with some residents calling Carefree home for only part of the year. As such, this influences the nature and popularity of housing that is available.
There are really a few categories of property types here. Carefree townhomes are limited and run from the low end of the pricing spectrum well into the luxury townhouse space. Square footage for these properties can start at 750 square feet and go to as much as 3,000 square feet in size! Townhomes in Carefree allow their owners to more easily maintain the property, especially if they don’t reside in the town through the entire year.
In terms of single-family homes, these properties range from in square footage size, location, age, and lot size with semi-custom neighborhoods to luxury custom homes sitting on several acre mountainside lots.
Because of homes in Carefree run much higher than other parts of the Valley, the prevalence of second homes, and given its location away from the center of the Phoenix metropolitan area, Carefree real estate is somewhat less susceptible to the market gyrations and causes that have impacted other parts of the Valley. Carefree’s potential client base from a real estate perspective is simply different than many other parts of the Valley. So, Carefree’s vitality would be more prone to other issues in the marketplace or economy than nearby markets.
