Avondale, Arizona – Today

The City of Avondale is located due West of Phoenix along I-10 and is bordered by Litchfield Park to the north, Goodyear to the west/southwest.  Buckeye is located further to the west of Avondale.  The city, comprised of 54 square miles of area, had 75,400 residents as of 2006 and is projected to grow to over 60% to 123,000 by 2020. 

Through happenstance of Glendale’s west-side expansion, Avondale is well positioned to take advantage of developments around the Arizona Cardinals and Phoenix Coyotes sports complexes.  Though somewhat west, Avondale still has good access to other parts of the Valley which give it an advantage to cities to its west. 

The City of Avondale is maturing in some areas and still growing in others.  There is a sense of pride for many of the residents there and the communities are pleasant.  From a “Green” perspective, the city of Avondale is taking positive action with a plan to close City Hall on Fridays and offer expanded hours the other days of the week. 

Avondale, Arizona – A History

The City of Avondale was officially incorporated December 13, 1946.  However, like many Valley cities, its history goes well back into the mid-1800s (late 1860s to be more precise).  That is when William “Billy” Moore settled and built the freighting station that sat near the Agua Fria river and a mile away from “Avondale Ranch.”  Billy called the area “Coldwater, Arizona” which is attributed to the well he had on the property.  When the local post office was reinstated at a different location nearby, that is when the town become known as “Avondale.”

Avondale Real Estate

Avondale, like many cities that experienced hyper-growth in the market several years ago, has been hard hit by falling demand and oversupply.  As a result, prices have steadily declined and are at multi-year lows.  Avondale’s location is not considered too far and so residents enjoy a better ability to commute across town as needed as compared to other outskirt cities.  The expansion of Interstate-10 will improve traffic conditions when fully completed.

In some sense, Avondale has two a northern half and a southern half as defined by I-10.  The northern portion has much more established communities and retail offerings.  The southern portion is much newer in terms of homes, retail and commercial development as much of the area has developed since 2004.  Though prices are low compared to other core Valley cities in general, the southern portion of Avondale trends a little lower in pricing than the northern portion.  However, there is still a significant component of new home growth in the northern portion of Avondale.   

Development of the Arizona Cardinals stadium (now University of Phoenix stadium) has brought a new chapter to the story of Avondale.  The stadium, and its surrounding growth will have an impact on Avondale’s future as well.  The stadium is close enough for residents of Avondale to easily access the sports complexes (the Phoenix Coyotes arena is next to the stadium) along with the expanding retail, restaurant, and entertainment venues there.  The recent Superbowl exposed the need for additional hotels and Avondale’s location will surely bring an opportunity to capitalize on this growth. 

Avondale has a lot of promise looking forward and with continued emphasis on economic development will become a bright spot in the West Valley.
