Arizona Real Estate Contracts To Sell Your Home
For homeowners considering selling their home, here are several of the core agreements that you can expect to see when we list your home. These are standard boilerplate agreements and are provided for your easy reference. Though there are other documents such as addenda, disclosures, and the like, these are a few of the core documents that we have clients sign in order to take on your business and sell your property.
Documents Required to List Your Property To Sell
![]() | Listing AgreementThe Exclusive Right To Sell is the actual employment agreement between the Broker and the Client to sell the client's home or property. This document is exlusive in the sense that the client is not using any other Realtors to effect the sale of their home. The document sets up how the Broker is to be compensated. |
![]() | Real Estate Agency Disclosure And ElectionThe READAE is not an employment agreement but does clearly spell out the nature by which the Broker represents the client. Though it can be used as a disclosure for possible Dual Agency whereby the Broker represents both the Buyer and Seller, it should not be considered as a consent for that representation. Overall, the READAE simply indicates how the Broker works for the client. |
| Residential Profile SheetThe Residential Profile Sheet is used as a capture of all the information needed in order to accurately represent your property to potential buyers. This informatin is directly used in ARMLS and then proliferated across the Internet and other distribution mechanisms to advertise your property. It is critical that the information collected in this form be as accurate and complete as possible. |
The Arizona Residential Resale Purchase Contract
![]() | Residential Purchase ContractThe Residential Resale Real Estate Purchase Contract is a boilerplate contract created and maintained by the Arizona Association of Realtors. This is what we and most Realtors use as a basis for an offer and once signed, the actual purchase agreement between Buyer and Seller. Other Addenda such as the Homeowner's Association Addendum, As-Is Addendum, Lead-Based Paint Addendum, Short Sale Addendum, or other Addendum may accompany this document as needed. |
Seller Property Disclosure Statement
| Seller Property Disclosure StatementThe Seller Property Disclosure Statement (SPDS or "Spuds")represents the Seller's opportunity to disclose any and all information on a property that would be pertinent and important for a Buyer to be made aware of. This can range from the names of the local utility providers to known issues with the property that currently or previously existed. This could include water damage, the presence of pest such as scorpions or termites, roof leaks and repairs, etc. When in Doubt - Disclose! |
