Arcadia, Arizona - Today

Arcadia is a “village” of Phoenix and is defined as the area from 44th street to 64th street and Indian School Road to Camelback Road.  So geographically, Arcadia is rather small.  When talking about the “Arcadia area,” many will refer this as being the 51 Freeway to Scottsdale Road, and Glendale Avenue to Thomas Road.  Though this square of area covers part of Phoenix, Scottsdale and even Paradise Valley, it is all attuned to the sub-culture that is Arcadia.

Estimates of population are hard to discern.  The Arcadia News distributes approximately 12,500 papers to the broader area outlined above.  So, “Arcadia proper” may actually have a distribution of less than 10,000 households.     

Arcadia, Arizona – A History

Arcadia’s history starts in the 1910s.  Farmers grew citrus there (hence, the reason for the prominence of grapefruit and orange trees) and groves of trees spread across the area.  This began to change in the 1950s when development of Phoenix and the rural nature of Arcadia began to evolve more into suburbia.

Arcadia Real Estate

Arcadia homes and real estate sells at a premium.  There simply is a lot of appeal and desire for homes in this quaint community.  Typically, most properties were built in the 1950’s and later.  Some go back as far as the 1920s and 1930s.  Though there has been much remodeling done for many of these homes, it is not unusual to walk into a home and see the original kitchen designs (with original appliances!) and other original architectural aspects of the homes. 

For those that have remodeled, there is an adherence and appreciation for the original architecture, style, and feel of the home with broad grass lawns and citrus trees.  Of course, newer custom designs are scattered across the community.  Proximity to and view of Camelback Mountain also adds an element to the valuation of properties and homes in the Arcadia area.

Lots generally run larger in the community.  Combined with the lush, mature trees, the yards often have a very private feel to them.

Arcadia’s schools are part of the Scottsdale Unified School District and have a very strong reputation.  Access to shopping, dining, entertainment as well as industry is superb.  Often times, the best regarded communities in the Valley of the Sun are those where one feels like they left the arid Arizona climate behind when they enter them.  Arcadia certainly captures that sense with its quaint, cottage feel.
